Choosing a Commercial Shop

Here is one point that I learnt from Dr Peter Yee regarding choice of commercial shop.

For example, a shop which has the TNB box or tree right in front is less desirable if you have other choices.  It tends to block the frontage of the shop making it less visible to patrons.  Just one of the points to consider when choosing commercial property ;-)

  2. Renza, based on my limited experience, you really need to apply from at least 4 banks to find out. Most banks give flexible or semi-flexible loans, term loans are outdated. MOF is usually 80%, I have yet to see 85% unless you have outstanding credit rating. Tenure depends on your age, start younger and most are willing to give 25 years at least.
    Having said all these I found out that banks are willing to compete with other. So you really have to apply 1st to find out. There is no one bank giving the best loan, just 1 closest to your needs.
